Great move out letter from one of my tenants!!!

This morning I received an eloquent letter from a tenant moving out of one of my short term rental units in Ontario.

If you are a tenant, you may consider using this type of letter to send to your landlord on the first day of your vacancy.

            Total Refundable Deposits Paid:  $amount

If there are any deductions from the $amount refundable security deposit, please provide me with a full description (disposition) of the deductions. If you do not have a disposition form, one has been attached for your convenience. Please include copies of any receipts for maintenance or repairs above normal wear and tear caused by the tenant.

Any deposit refund, along with the disposition form, can be mailed to the following address:

The lease terminated on [date]. Please note, to claim any deductions from a refundable security deposit in the state of CA, the statute of limitations indicates written notice must be mailed within 21 days or you forfeit any right to claim any portion of the security deposit.
