Finding the Right Fit for an Advent Home

For over a decade Advent Property Management has been refining their application process to find financially responsible and clean tenants for our homes.  Advent as a whole has done a great job, but we have had our setbacks and with each of these setbacks we make sure to refine our application process even more, so that mistakes of the past are not repeated.  Now in 2017, it is obvious to us that the application process is getting more and more competitive.

In 2016, we had a hand full of homes that received over 100 leads and over 20 potential tenants were coming to see Advent homes.  In a market like this, tenants have to make sure they are presenting themselves in the best way.  Lackadaisically completing the applications, incomplete applications, unclear income sources, and even 700 credit scores are not getting tenants the homes they want to rent anymore. Tenants have to put together application packets that clearly articulate the reason they want to move into a home, their income sources, and why they are financial responsible regardless of what their credit score may or may not state.

Over the past year, I have began counseling with tenants looking for a new home (rental).  I have even put together application packets for them and it is helping.  With any application, property managers are looking for the following items:
  • Credit score
  • Verifiable income source
  • Bank Statements (3 months is preferred)
  • Tax Returns for the past 2 years if self-employed
If you are application challenged, meaning your credit score is less than a 650 then you need to provide these additional items (highly recommended that everyone does so as well):
  • Bank statements showing rent being paid on time for an entire year
  • A cover letter introducing your family or group to whomever is reviewing your application
  • Pictures of your current home and car (hopefully clean)
  • Picture of yourself
